The biggest, most obvious concern is increased shade. The shadow studies provided in the rezoning application have been widely criticized for their inaccuracies, but it seems like third time’s the charm: As verified by SunCalc, the shadow studies provided in the rezoning application all appear to be correct now. However, rezoning applications are only required to submit shadow studies from spring to fall equinox (in 2025, this would be March 20- September 22), leaving winter out completely–the 4 months that have serious shading implications on nearby urban agriculture. From November 1 through February 12, from sunrise to sunset, there is significant shading of the Arbutus Greenway that runs between Arbutus and Burrard.

Does this mean no more winter crops? For the home gardeners that like to wrap things up in early fall, this shouldn’t be a huge hit, but for those of us who like to continue growing into the cold months, it will be more challenging than usual. Mulching to protect roots from cold stress, ensuring your soil is rich in organic matter, and timing your plantings so everything gets established in the ground well before their last day of sun can help mitigate this new lack of sunlight.
