The tenancy agreement is the most important document in the landlord-tenant relationship. It defines the rights and obligations of both parties, and its terms govern the relationship unless they conflict with statutory protections that cannot be contracted out of.

Retaliatory eviction, where a landlord seeks to evict a tenant because they have asserted their legal rights (for example, by complaining about disrepair), is prohibited in many jurisdictions.
